Why this one matters most

It's the inspection everybody skips.

Exit inspections feel urgent — someone's leaving, something's broken, and you want it sorted. Entry inspections feel like paperwork on a day when you've got a new person to settle in and a farm to run.

But an exit inspection on its own proves nothing. Without a dated record of how the house looked on day one, every claim about damage becomes one person's memory against another's, and the Tenancy Tribunal will not guess in your favour.

On a farm this matters more than most places. Your staff member is also your tenant. If the record is thin and it turns into a dispute, you're not just arguing about a carpet — you're doing it with someone you need in the shed at five the next morning.

Get the entry inspection right and the exit inspection becomes a simple comparison. Skip it and you're starting from nothing.

We inspect the property

Room-by-room assessment with high-resolution photos, chattel and appliance documentation and a 360° virtual walkthrough. A timestamped record of the house at the moment the tenancy starts.

The report goes to the tenant

A secure digital report emailed directly to your staff member, viewable on mobile, tablet or desktop. They're asked to review it carefully once they've moved in.

14-day review period

They can add their own comments and photos and raise any discrepancies. Both sides agree the record up front — which is exactly what stops the argument happening later.

Final report stored securely

Retained for landlord and tenant alike. It becomes the benchmark for every future inspection, the basis of the exit comparison, and your evidence if it's ever needed.

Priced per space, so you only pay for what's there.

  • Travel: $1.29 per kilometre, charged one way from our office at 42 Russell Street, Alexandra, to your property.
  • Multiple houses? Farms with more than one dwelling are quoted together as a package. Tell us how many and we'll come back with a single firm number before we start.
  • Fixed before we begin. You'll have the full price in writing before we drive out — travel included.

What counts as a space?

A space is any separate area in the house — kitchen, dining, lounge, each bedroom, laundry, garage, exterior, and so on.

We price per space rather than by floor area because that’s what actually drives the work. A compact 100 m² cottage can have just as many separate rooms as a 150 m² house, and each one still has to be photographed, checked, and written up properly.

Entry inspections, answered.

Do I really need one if the house comes with the job?

Yes. A house provided as part of an employment agreement is a service tenancy, which is a residential tenancy under the Residential Tenancies Act. The same rules and the same evidence expectations apply as they would for a rental in town — including where no rent is charged.

How long does an inspection take?

It depends on the number of spaces rather than the size of the house, and on how much there is to record once we get there. We’ll give you an expected time when we confirm the booking, so you know what to plan around. If you’ve several houses on one property we’ll do them in a single visit, which keeps your travel cost down.

Does my staff member have to be there?

No. We can inspect before they arrive, which is usually the cleanest way to do it — the record is of an empty house, with nothing of theirs in the frame. They then receive the report and have 14 days to review it and add anything they think we've missed.

What if the house isn’t healthy homes compliant yet?

Brightr handles our healthy homes assessments — they complete the report, and then we work with you to tell you plainly what’s missing and what it would take to fix. Since 1 July 2025 there’s no grace period — the property has to comply from the first day of the tenancy, so it’s far better to find out before someone moves in than after. If the work needs doing, we assist you in getting it completed.
