365 Landlord Assist inspects and documents farm staff accommodation across Central Otago. We’re based in Alexandra, and Priscilla has been managing property in this district for over eight years. She started the business because too many good employers were carrying obligations nobody had ever told them about.

Why we started

The same conversation, over and over.

Running a residential property management business in Central Otago, we kept having the same conversation with farmers. They’d ring about something else entirely, mention in passing that they had a couple of cottages with staff in them, and then ask a question that made it clear nobody had ever explained the rules to them.

Not because they were cutting corners. These were good employers with well-kept properties who simply hadn’t been told that providing a house as part of a job makes you a landlord under the Residential Tenancies Act — with a written tenancy agreement to hold, healthy homes standards to meet, and records to produce on request.

The people who should have been telling them weren’t. Property managers in town aren’t set up for farms; rural professionals deal in stock and land, not tenancies. So the obligation sat with the farmer and the information didn’t.

365 Landlord Assist exists to close that gap. Not by taking over the management of your houses — you don’t need that — but by walking each property properly, writing down what’s actually there, and telling you plainly where you stand.

We write down what’s there

Not what we think should be there, and not a softened version. A record that leans your way is worth nothing at the Tenancy Tribunal, and everyone can tell when a report has been written to please the person paying for it.

We treat the house as somebody’s home

The person living there is also the person milking your cows. Dishes in the sink are not a finding. We give proper notice, turn up when we said, and explain what we’re doing and why.

We don’t sell you work

We don’t do repairs and we don’t take commission from tradespeople, so when we say something needs doing, that’s the only reason we’re saying it. Plenty of our advice is that something can wait.

We price it before we start

Full cost in writing, travel included, before we drive out. No estimates that grow, and no invoice that arrives with a surprise in it.

How we do it

Better records than a folder of photos on somebody’s phone.

Inspections are done on purpose-built inspection software rather than a notebook, which is what makes the reports consistent, comparable and quick to produce.

  • Digital reports emailed to you and to your tenant, readable on a phone
  • A 14-day window for your tenant to comment, add photos and agree the record

Where we work

Central Otago, from an office in Alexandra.

We’re at 42 Russell Street, Alexandra, and we work across the district.

Alexandra, Clyde, Cromwell, Roxburgh, Omakau, Ophir, Bannockburn, Tarras, Millers Flat, Naseby, Ranfurly and the Maniototo, and the farms in between.

We’ve deliberately kept the patch tight. A district this size means we know the housing stock, we know which cottages were built when, and we can get to you without charging half a day of travel. Travel is $1.29 per kilometre, one way from the office, with no free radius and no hidden minimum — so you can work out the cost before you ring.

If you’re just outside and not sure, ask anyway. If we can’t get to you we’ll usually know someone who can.

Eight years of property management behind every report.

365 Landlord Assist is a separate business with its own team and its own focus, but it comes out of 365 Property Management.

Priscilla, the founder of 365 Property Management, has been a property manager in Central Otago for over eight years, managing rentals across Alexandra, Cromwell, Clyde and the surrounding districts.

That matters for one practical reason. Everything we do here is shaped by having been on the wrong end of a thin record — by having had to stand up a claim at the Tenancy Tribunal with nothing but a tenant’s word against a landlord’s. We know exactly which documentation holds and which falls over, because we’ve had to produce it.

If what you actually want is someone to manage the tenancy end to end rather than just inspect it, that’s the other business, and we’re happy to point you there.
